Designed properly, it's the most quietly useful room in a London house: the mud stays out of the hallway, the dog is clean before it reaches the kitchen, the washing happens out of earshot, and the vacuum lives somewhere it actually fits. We design from the traffic through the room rather than from the floor plan. What comes in, what goes out, what stays. Boots, coats, sports kit, pet equipment, cleaning products, recycling, parcels — each gets a specified place, sized for what it holds.

A fitted utility room is bespoke joinery designed around the practical traffic of a household — laundry appliances, cleaning storage, boots and coats, pet equipment, recycling. It typically combines tall cupboards, a worktop with a deep sink, appliance housings, and open or closed storage sized to what you actually own, all built to the room's exact dimensions.
Every utility room is priced individually according to its configuration, worktop material and the level of appliance integration. A cleaning and laundry store sits at the lower end, while a full boot room with pet-washing facilities, a deep sink and a stone worktop sits at the upper end. Every commission is priced after a free home visit, since plumbing access affects the cost more than floor area does.
A utility room handles the household's dirty work broadly — boots, coats, cleaning equipment, recycling, pet washing, often with laundry included. A laundry room is dedicated specifically to washing, drying, ironing and linen storage. If space allows only one, most London households get more from a utility room, because it absorbs more of the mess that otherwise reaches the hallway and kitchen.
A workable single-run utility needs about 1.8m of width to take a washing machine, a tall cupboard and a short worktop. Two facing runs need at least 2.4m between them so appliance doors can open. A boot room with seating and pet washing wants 2.5m or more. Below 1.5m, integrating utility functions into a kitchen run is usually the better answer.
Yes, and it's one of the most requested features. A raised shower tray at roughly 400mm reduces the bending involved and keeps the water contained, with a handheld mixer tap, tiled or tanked surround, and a drying cupboard alongside. It needs a hot and cold supply and a waste run, so we design the cabinetry around a plumbing specification agreed with your plumber.
Quartz composite and granite are the most practical — non-porous, resistant to detergents and bleach, and needing no sealing. Solid timber is warmer but marks around a sink and needs regular oiling. Laminate is the economical choice and performs perfectly well. Avoid marble here: cleaning products and standing water will etch it faster than in any other room.
Yes, and most are. We work from your existing kitchen's door style, paint specification and hardware family. Where you're commissioning kitchen and utility together, both are manufactured in the same workshop batch, which guarantees the paint and finish match exactly — something that's difficult to achieve reliably across two separate production runs.
We design the cabinetry around the services and coordinate closely with your plumber, but we don't employ plumbers directly. Supply, drainage and ventilation requirements are detailed in our drawings so your plumber knows exactly what's needed and when. Most clients use their own trades; where you don't have one, we can recommend contractors from our regular network.
Allow 8 to 12 weeks from design sign-off to installation. Where the utility is commissioned alongside a kitchen, both are scheduled together so your home is disrupted once rather than twice. Every commission carries the Metro 10-year guarantee on parts and labour, covering cabinets, doors, drawer mechanisms, finishes and integrated hardware we supply.
