Dalston Fitted Utility Room London

The Dalston is the utility room for a house that has one wall to give it: a narrow room off the kitchen, the end of a landing, a lean-to. Everything a laundry needs stands on that wall in a single run of open matt black joinery, so the washing is done in one place, in order, from the machine to the rail to the shelf, and the door can be closed on it.

The washer and the dryer are stacked in a housing at the left, at a height that saves bending. Beside them a column of open cubbies takes the baskets and the boxes. In the middle a white worktop with an inset sink and a tall mixer tap sits under a drying rail lit from above, with three drawers beneath for pegs and powders and open bays below for the laundry baskets. At the right a column of shelves holds towels, sheets and the bottles.

How it works: the run is a set of 18mm carcasses on solid backs, fixed to the wall and to each other, with the appliance housing ventilated at the back and the top so the dryer exhausts without a duct through the front. The worktop is a 20mm quartz with an undermount sink; the water and the waste run inside the sink unit to the wall. The drying rail is a solid bar on end brackets with an LED strip in the shelf above it, so wet clothes hang over the worktop and drip where it does not matter.

Open joinery has no doors to catch a basket on, and it shows what is in it, which is the point of a room you want to get out of quickly.

Designed around the washing

A utility room works when the order of the wall follows the order of the job: dirty washing in at one end, machine, rail, folding surface, clean linen on the shelf at the other. The Dalston is drawn in that order, with the height of the stack, the reach to the rail and the depth of the cubbies set to the person who uses it and to the baskets the house already owns.

Designed for the room: the stack can be side-by-side under the worktop where the room is wide, the open bays can take doors where the room is seen from the kitchen, a pull-out ironing board can go in a drawer, and a tall broom cupboard can close one end. The finish is chosen from our painted colours or woodgrains; matt black is shown.

Built for everyday use: the worktop is a non-porous quartz that shrugs off bleach and detergent, the shelves are banded on every edge so wet baskets do not mark them, and the appliance housing is built to the machine models with the vibration mounts and the door swings checked at the design visit.

The Dalston shown fills a wall about 3.0 metres wide and 2.4 metres high; the same run is drawn to your wall, your machines and your plumbing at the design visit.

Manufactured in our Wembley workshop

The Dalston is cut in our HA9 Wembley factory from the survey of your wall. The carcasses are cut and banded on the beam saw and the edge-bander, the appliance housing is drilled to the machine drawings, the worktop is templated to the run, and the rail and the lighting are fitted in the workshop.

The wall, the ceiling, the water and waste positions, the machine models and the power are recorded at your design visit, and the drawings show your plumber exactly where the supply and the waste need to be before we fit.
