Balham Fitted Laundry Room London

The Balham is the laundry for a room that has one wall to give it: the sink, the machine and the shelves under one worktop, the splashback running up to a lit cupboard, and nothing on the floor. It sits beside the garden door, so the washing goes out to the line without crossing the kitchen.

The doors are sage green fluted fronts with no handles, the worktop and splashback are a terrazzo-effect quartz, and the tap is brass. The upper cupboard is fluted to match with open shelves beside it for the towels and the jars, and an LED strip under it lights the worktop.

How it works: the run is a set of solid-back carcasses. The sink base carries the water and waste inside it, the appliance bay is ventilated at the back and takes a washer or a stacked washer and dryer, and the open base shelving takes the baskets and the detergent. The worktop spans the machine on a rail so nothing rests on it. The splashback is one piece of quartz to the underside of the upper cupboard, with the LED channel behind its front edge.

Designed around the washing

A laundry room is used in short bursts with full hands, so the order of the wall matters: the basket goes on the open shelf, the machine loads from the front, the sink is beside it for the hand-wash, and the towels come off the shelf above. The Balham is planned around that sequence at the design visit, and around the machines you own.

Designed for the room: a longer wall takes the dryer alongside the washer and a tall cupboard for the ironing board; a shorter one stacks the machines. The flutes can be a plain slab, the terrazzo a plain quartz, and the sage any of our painted colours.

Built for everyday use: the fluted fronts are routed into the board and lacquered so they wipe clean, the quartz takes detergent and heat, the appliance bay is ventilated so the machine does not run hot, and the base shelving is lined so a wet basket leaves no mark.

The Balham shown fills a wall about 2.6 metres wide; the same wall is drawn to your room, your machines and your door at the design visit.

Manufactured in our Wembley workshop

The Balham is cut, built and painted in our HA9 Wembley factory from the survey of your room. The fluted doors are routed on the CNC and sprayed as one batch, the sink base and the appliance bay are made to the machine drawings, and the run is scribed to the walls on installation.

The wall, the ceiling, the door swing, the water and waste positions, the power and the machine model are recorded at your design visit, and the drawings show your plumber and electrician what to do before we fit.
